Job purpose:
The Facilities Manager will lead the provision of an efficient, economic and effective facilities management service; ensuring the organisation complies with all relevant legislative requirements and delivers a good, safe, working environment for staff, visitors and contractors.

Main accountabilities:
Working with people:
. Work with business leaders to determine the parameters of service delivery and customer service protocols for your own team
. Provide the team with professional advice, guidance and managerial support so that they achieve their objectives with confidence and within a supportive management framework
. Recruit, induct, lead, develop and manage performance to improve continuous improvement in service outcomes
. Promote and embed a coaching approach that encourages solution orientation, innovation and creativity to achieve the optimum level of customer satisfaction
. Build relationships with external contractors and monitor their work
. Ensure that specifications are met, good working practices are maintained (in line with Health & Safety requirements), works are carried out to high standards and relevant issues are dealt with
Achieving results:
. Understand building regulations across the client's property portfolio and liaise with landlords and / or appropriate authorities for all works within these offices
. Together with internal customers and external suppliers and specialists, plan and implement office re-organisations/moves ensuring best use of space available & budgets are met
. Ensure weekly inspections of the portfolio are carried out and logged; covering all aspects of maintenance and Health & Safety
. Manage, monitor and review the supply of services and maintenance contracts to ensure that all facilities contracts are delivered as specified within budget
. Ensure the facilities security arrangements are maintained at all times within budget
. Ensure out of hours contacts and key-holders are maintained and reviewed as appropriate
. Make certain that 24/7 facilities management cover is provided at all times
. Ensure the testing of equipment and procedures are carried out & recorded according to the cleint's policy and legislation
. In conjunction with your line manager, set the overhead budget for the client to include details of planned project costs as appropriate
. Ensure health and Safety audits and risk assessments are carried out and kept on file
. Identify issues and provide the appropriate follow up action to ensure the facility complies with the current legislation
. Ensure documentation for inspections, audits, risk assessments and appropriate certification is correctly maintained
Essential criteria:
. A highly experienced, inspiring and visible business manager with a management track record of inspiring teams to achieve the very best through a strong performance management culture
. An excellent communicator across a wide range of audiences, presenting facilities management issues in a user-friendly manner
. A strong commitment to customer service and overall service excellence
. Significant facilities management experience with a track record of delivering a good, safe, working environment that managers and staff are proud of
. Experience of advising senior management on facilities management best practice and how this may be best interpreted and managed at an organisational level, strategically and operationally
. Intermediate IT literacy
. An affinity with the work of the social housing / care sector
Desirable criteria:
. Educated to degree level, or equivalent
. British Institute of Facilities Management (BIFM) qualified
