Our client are a multi divisional company that specialises in property management services for leasehold and freehold owners throughout the UK.

Due to internal promotions and changes in the structure they are now looking to recruit a brilliant lettings negotiator to join their team.

The main purpose of the role will be to expand the current portfolio and develop the lettings side of the business through effective marketing, gaining of new property instructions, letting and day to day management of a portfolio of residential rental properties. You will provide a highly responsive, professional, honest and transparent service to clients and customers at all times.

Responsibilities include- 

-To identify new business leads and convert them to sales in the residential lettings and management service.

-Recording all new business leads on contact management software and maintaining regular contact and promotional activity with all contacts.

-Meeting with potential clients to advice on the letting process, providing a rental valuation, obtaining signed instructions, taking marketing photographs, conducting ownership checks and obtaining copies of required certificates and consents.

-Updating of the property lettings system and ensuring that properties are accurately described and marketed on our website and other property portals.

-Responding to all lettings enquiries, maintaining regular contact with applicants and carrying out accompanied viewings.

-Keeping clients regularly updated on progress of viewings and upon receipt of an offer of tenancy negotiating and agreeing terms between the prospective tenant and the client.

-Completing all referencing and associated paperwork and ensuring all aspects of the letting meets legal requirements.

-Co-ordinating the move-in process to include; preparation of the inventory and check-in documentation and conducting the final sign-up of the tenants.

-Responding to all communication, queries and maintenance issues reported by tenants and clients in a professional and courteous manner.

-Arranging for all maintenance required to be carried out by approved service providers, keeping the client informed and agreeing expenditure in advance.

-Carrying out necessary administrative duties as required by the business.

Core working hours will be Monday to Friday 9:00am - 5.30pm. Access to local transport and parking is also available.
