Assistant Lettings Manager – Colchester Based

I am working with successful providers in the area for sales, lettings and property management. My client are well established, credible and highly professional. They are a privately own brand and have a great reputation.
There is an opening for an Assistant Lettings Manager to come aboard this high flying team. To create the business plan and work with the team to deliver this in line with the targets and standards agreed

As an Assistant Lettings Manager your tasks will be to:
1. work with the Group Managing Director to agree the business plan and targets
2. Lead, manage, motivate and coach the team members to achieve or exceed the business plan
3. Manage the budgets and company resources and manage any variances in conjunction with the Group Managing Directors
4. Responsible for effective implementation of all the key company processes and policies as per the staff handbook
5. Owner of 7 core company processes, taking responsibility to keep them up to and train colleagues appropriately
6. Take a proactive role to expand the number and the diversity of rental properties in the portfolio
7. Maintain the office profile through advertising, website standards and board presence and develop market share
8. Responsible for Health and Safety for the team and the office
9. Work as part of the team, assisting other team members when necessary and contributing ideas for continuous improvement

This is a very important role as the Lettings Manager will be off for several months. You will be required to work a four week handover with the Lettings manager and step into her shoes while she is away. Then to continue your success and support in assisting her when she is back.



Assistant lettings manager will be accountable for:
• £x sales target and budget of approximately £x
• Line management for 9 staff/associates
• Personal safety and health and safety for the company

I am holding interviews with the client on Thursday 28th September 2017 (and possibly some dates after) to ensure we are moving quickly with this position.
Do you have (experience in):
• Significant experience of property maintenance and lettings negotiation in a fast paced, growing business??
• Leadership – demonstrate core competency framework – Appendix A
• Patience
• Understanding
• Negotiation
• Change management
• Project management
• Ability to drive
Knowledge
• Understanding of HR and employment law
• Understanding of property and contract law including gas certification and other regulations
• Understanding of the marketing mix and business planning
